Prospective tenants must be preapproved prior to scheduling a showing. To obtain a showing for an available apartment, please email proof of income and a copy of your ID to firstname.lastname@example.org. Please also indicate which type of apartment you would like to view. Obtaining pre-approval via the process mentioned in this paragraph is the only method by which a showings may be scheduled. 48 hour notice for showings is required so that we may provide sufficient notice to our current residents.
Pets are allowed at Rumford Center in buildings 1 and 8. The weight limit for pets is 35lbs. Two pets are the maximum allowed in one apartment. Pets fees include a one-time upfront fee of $500 and $50/month. Pets fees are non-refundable. Certain aspects of the pet policy may not apply to ESAs or service animals.
No utilities are included at Rumford Center. Depending on the apartment, the utility situation varies. All tenants are billed for water/sewer. All tenants will set up electric accounts with a third party provider. Some tenants will have gas service for gas powered heating systems.
With exception to the 2nd floor of building 3, all apartments have in-unit washer and dryer. The apartments that do not have in-unit washers and dryers have a laundry room on the same floor which has multiple sets of machines and is free to use.
Parking is included for all residents and is assigned by lot, not by parking space. Parking is uncovered and each resident will be given one parking permit. Additional permits may be provided at the sole discretion of the property manager and are not guaranteed. Visitor parking is available in designated areas on a first-come first-serve basis.
Smoking is not permitted within 100ft of any building on the Rumford Center campus.
Typical rates are as follows:
Studios: $1300 - $1500
1 Bedroom: $1500 - $1800
2 Bedroom: $1750 - $2300

1. 33% or lower debt-to-income ratio and at least 3X the monthly rent in gross income.
2. Must pass background investigation.
3. Applicant's credit must pass established screening criteria. Min. score 650.
4. 1st month's rent and full security deposit required prior to taking possession.
The minimum lease term at Rumford Center is 12 months. At the sole discretion of the property manager, Rumford Center can accommodate short term leases. Short term leases are accompanied by a $1600 upfront short term lease fee which is nonrefundable.

In addition to the online application all prospective residents (18+) must send proof of income and a copy of their ID to the leasing agent. Each adult must submit a separate application.
